Look beyond the mortgage requirement

The City of Tyler publishes Smith County flood maps, floodplain development information, and a master drainage study through its Engineering Plan Review resources. These are useful starting points when buying a property or planning improvements. They do not determine what your insurance policy covers.

A lender's requirements and your property's insurance needs are different questions. The Texas Department of Insurance explains that most home policies exclude flood damage and that flooding can occur outside designated high-risk areas. Read TDI's flood-insurance guidance, then discuss the actual address and available coverage before deciding.

Bring the details that change a home quote

  • Roof: installation year, material, and any inspection or replacement records.

  • Building: approximate square footage, construction type, and updates to plumbing, electrical systems, or heating.

  • Use: whether the house is your primary residence, rented to someone else, or temporarily unoccupied.

  • Budget: the deductible you could comfortably pay after a covered loss.

Ask how a roof claim would be settled. Replacement-cost and actual-cash-value terms can produce different payments because depreciation may apply. TDI's replacement-cost comparison explains the distinction. Compare the policy terms alongside the premium.

Questions Tyler property owners ask

Does being outside a mapped flood zone mean I can skip flood coverage?

No. Roughly a quarter of flood claims come from outside mapped high-risk zones, and a policy in a low-risk zone in Tyler is usually cheap for exactly that reason. A map is one part of the decision. It does not guarantee that a property will never flood. Ask about the property's circumstances, the policy's exclusions, and a separate flood quote if appropriate.

Can I wait until closing day to review coverage?

You can, but you shouldn't: the lender needs the policy bound before closing, and a roof inspection or a carrier's photo review can take a week. Start when you have the property details and proposed closing date. That leaves time to resolve missing information and lender requirements. Some coverage has waiting periods or other conditions; ask what applies before choosing an effective date.

Should I mention a rental room or home business?

Yes. Describe who occupies the property and any business activity when you request the review. Those facts help identify the right questions and prevent a quote based on an incomplete picture.

Tyler’s rose-growing heritage

Tyler was established in 1846 as the seat of the newly created Smith County. Its Texas Rose Festival, which began in 1933, celebrates the community’s rose-growing heritage through traditions including the Rose Parade, Queen’s Tea, and coronation.

Coverage, eligibility, and price depend on the insurer and policy. A request does not bind coverage.
