What is Lessor’s Risk?
Lessor’s Risk, sometimes called Lessor’s Risk Only or LRO, describes insurance for owners who lease property to others. A key part of the review is premises liability: claims alleging bodily injury or property damage related to the ownership or maintenance of the premises. The protection provided depends on the coverage form, covered locations, operations, exclusions, and limits.
Ask separately about physical damage to your building. Liability coverage alone does not insure the building against fire, wind, hail, or other property losses. A commercial insurance package may combine liability and building coverage; review what is actually included.
Coverage questions for commercial landlords
- Building coverage: What rebuilding value, deductible, roof settlement terms, and covered causes of loss apply?
- Premises liability: Are the leased locations and common areas correctly described? What liability limits fit your property?
- Rental income: Is lost rental income following covered property damage included? Ask about waiting periods, limits, and the restoration period.
- Tenant improvements: Who owns and insures permanent improvements under the lease?
- Vacancy and changes: How would an empty unit, a new tenant, or a change in business use affect eligibility and coverage?

Coordinate the owner’s and tenant’s policies
Bring the lease’s insurance requirements and a list of tenant businesses. Ask how the owner’s policy and each tenant’s general liability insurance should work together. Tenant inventory, equipment, and business operations need their own review; do not assume the building owner’s insurance covers them.
If the lease requests additional-insured status or a certificate, send the wording for review. A certificate is evidence of insurance and does not add coverage. Any required endorsement depends on the policy and insurer approval.
