Talk with an agent who knows farm and ranch

Greg Williams spent many years as an insurance agent with Texas Farm Bureau Insurance, building his knowledge of large acreage, animals, equipment and the needs of farm and ranch owners. Today, Greg Williams Insurance is an independent agency with six farm and ranch companies available to shop.

We start with how you use your property, then compare the available options. A small farm and a large acreage operation need different questions. The companies that fit your property and the number of quotes available depend on the operation and each insurer’s eligibility requirements.

What is farm and ranch insurance?

Farm and ranch insurance can bring together protection for eligible homes, farm buildings, equipment, livestock and liability exposures. The mix depends on the property and its activities. Review the actual coverage forms, covered causes of loss, limits, deductibles and exclusions rather than assuming everything on the land is insured.

Start with the land and what happens on it

Tell us about every location, owned or leased acreage, the people and businesses involved, and the work taking place. We help with both large and small farms, including properties where a residence and agricultural activities share the same address.

  • Small farms and rural homes: Discuss acreage, gardens or agricultural production, barns, animals, equipment and any sales or services.

  • Large acreage and working ranches: Bring a location list, building and equipment values, livestock details, and information about leases, employees and outside work.

  • Changing operations: Mention newly purchased land, additional animals, leased equipment, new buildings or a change in how the property earns income.

Coverage questions we work through with you

Homes, barns and outbuildings

Which dwellings, barns, shops, sheds and other structures need coverage? For each building, we review its use, construction, condition and rebuilding value. Compare replacement-cost or other settlement terms, roof provisions and storm deductibles.

Tractors, machinery and equipment

Which items are owned, financed, rented or borrowed? Bring a list of tractors, implements and other machinery with values and identifying information. Discuss where equipment is stored and used, transportation between locations, and whether items need to be individually scheduled. Ask separately about mechanical breakdown.

Livestock and other animals

Tell us the animal types, numbers, values and purpose, including any animals belonging to someone else. Review both protection for the animals and liability connected to the operation. Animal coverage is not automatically the same as mortality, veterinary-expense or disease coverage; those needs require a specific discussion.

Farm and ranch liability

Describe visitors, leased land, products sold, employees, custom work, boarding, hunting access and other activities. These details help identify liability questions, exclusions and any separate coverage needed. Do not assume a homeowners policy covers the farm’s business activities.

Vehicles and additional coverage

Review trucks, trailers, farm-use vehicles, drivers and road use alongside the rest of the operation. Explore commercial auto insurance when appropriate. Ask about additional liability limits, employee exposures, flood and other coverage needs separately.

A useful example: one property, several questions

Imagine a home on acreage with a barn, a tractor and a few animals. Before comparing quotes, list the home and barn separately, identify the tractor and its value, describe the animals, and explain any sales, visitors or work done away from the property. This is an illustrative checklist—not a statement that any particular policy covers every item.

What to have ready for a farm and ranch quote

  • Property addresses and total acreage, including owned and leased locations

  • A description of farming, ranching and any other income-producing activities

  • Homes and outbuildings, their uses, construction details and estimated values

  • Equipment inventory, values, financing and off-property use

  • Animal types, counts, values and ownership

  • Vehicles, drivers, employees, leases and special activities

  • Current declarations pages, claims history and your desired start or renewal date

You do not need every detail to begin. Contact Greg with a description of the property, and we will help identify the next information needed.

Farm and ranch insurance questions

Do you help with small farms as well as large ranches?

Yes. Greg Williams Insurance works with owners of large and small farms and ranches. Acreage is only one part of the review; property use, buildings, animals and operations determine which available companies may fit.

Can you shop more than one farm and ranch company?

Yes. We have six farm and ranch insurance companies available to shop. We compare the companies that are a fit for your operation; availability and eligibility vary, so not every property will receive six quotes.

Is a homeowners policy enough for a home on acreage?

It depends on the property’s use and the policy. Farming activities, equipment, animal exposures or substantial outbuildings can require a different review. Tell us what actually happens on the land so we can compare the appropriate options.

Are all animals and equipment automatically covered?

No. Review the insured property, values, covered causes of loss and exclusions. Some items may need to be listed separately or insured through another coverage. Share the full inventory before deciding.

What affects the price?

The locations, operations, building and equipment values, animals, claims history, selected limits and deductibles all matter. We review those details and compare suitable options rather than quoting a generic price per acre.
