Provide the jobsite address, plans, construction schedule, and contract requirements early. Confirm the policy’s effective date and covered project rather than treating an application, estimate, or certificate as proof that coverage has started.
Discuss who purchases the policy, which owners and contractors have insured interests, and how the lender must be shown. Keep the coverage documents with your project records.
Compare more than the project’s price
Give the agency an itemized budget and ask which costs belong in the insured value. Separate land, the building work, materials, and optional expenses instead of assuming the loan balance or purchase price is the correct limit.
What value must be reported as the project progresses?

Are stored materials and deliveries covered, and at what limits?

Who pays for builders risk on a new construction project?
The owner or builder may pay, depending on the construction agreement and who bears the financial responsibility for the work and materials. Decide who arranges the policy, pays the premium, and handles the deductible before materials arrive or work begins. If the owner purchases windows, fixtures, or other materials directly, disclose their value and where they will be stored.
Confirm that the policy addresses the relevant ownership, contractor, and lender interests. Paying for materials or paying the premium does not automatically establish all the coverage a project needs. Review the arrangement together before construction starts.
Is the builder’s liability policy enough?
General liability addresses different exposures from builders risk property coverage. Ask for the actual project coverage details. Review contractor insurance for the other policies that may need coordination.
What if construction takes longer than expected?
Contact the agency before the policy expires or its termination conditions are met. Provide an updated completion estimate and remaining work. Continued coverage or an extension requires review; it is not automatic.
Can the owner move in before the project is finished?
Ask before anyone occupies the building. Occupancy or use may affect coverage even if construction continues. Confirm any permission to occupy and the timing of permanent insurance in writing.
